Where do you start if you are a new First Home Buyer?

So you want to purchase your first property? Where do you start. Most first home buyers start with a dream of home ownership.

  1. What do I want ?
  2. I want what Mum and Dad have!
  3. I want to own my home as quickly as possible!

Question: – is this you?

This is a great start! You want a 4 bed 2 bath home on a large block with a pool. You decide on an amount you want to pay and start looking on the internet at what you can buy.

You start low at say $350,000 then you can’t find what you’re looking for and convince yourself to go up in price until you find the perfect house in the right area and its $550,000! Let’s go and have a look.

So you contact the agent who is only too helpful and you go and have a look, It’s not quite the dream home but will do. The agent asks ok would you like to go to contract.

This is where the PANIC kicks in. Well I don’t know you say! (This is what we call putting the cart before the horse). But you agree to sign a contract what do you do now. Ans is: PANIC!

You inevitably don’t have a solicitor, you haven’t spoken to a bank (formally) and it’s that long since mum and dad bought their place who knows what to do.

The problem is Qld contracts are offer and acceptance based and are time is of the essence. A Qld contract works on dates and time of which you don’t have much of and you don’t know where to start!

What happens next is any body’s guess! One thing is for sure you are going to be stressed to the max and so are Mum and Dad.

And if it doesn’t work you will be afraid to do it again anytime soon.
